First-Time Buyers

For first-time buyers, this can be both exciting and terrifying. There are many good reasons for owning your own home, but the process and financing can be intimidating. Small Dog Realty is here to help! We promise that the more you know, the easier it will be.

The home-buying process begins with collecting information about you, the homebuyer. We’ll need to know which property styles and features meet the needs of you and your family. Do you have a particular neighborhood in mind? You may also need to consider driving distances from work, schools, activities, healthcare providers and the special needs of your family.

You will also need to review your financial status. Qualified mortgage lenders pre-qualify buyers for a home loan, establishing how much you can afford -- an analysis based on the ratio of income to debt -- and steering you through closing.

What Can You Afford

After you know how much you can afford, the area you want to live in, and the style of house that will suit your family, it is time to go shopping!

Small Dog Realty’s websites link you to thousands of listings throughout the area. In fact, the Internet has become a wonderful resource for homebuyers; 75 percent of all homebuyers go online to see what’s out there, check their dreams against reality and refine their preferences.

Meanwhile, our agents will review all the parameters established by you and your lender and prepare a list of possibilities. We make all the arrangements and escort you through each property, helping you see the pros and cons of each.

Once you choose a property, you make an offer. We will write the Offer to Purchase contract and present it on your behalf to the seller.

Closing

Once the offer has been negotiated and accepted by the seller, you're on your way!
This is followed by inspection, appraisal and title work -- all done in a timely manner.

The last step is closing. And then ... Congratulations!
